Egy lakásnak, háznak számtalan rejtett hibája lehet, amivel nem biztos, hogy a vásárlás pillanatában tisztában vagyunk. Azért, hogy elkerüljünk egy rossz vételt, összeszedtük Viniczai Róbert építész, a Bramac alkalmazástechnikai vezetőjének leghasznosabb tanácsait a témában.
Repedések a falon
Természetes, ha az ember hajszálrepedéseket talál a ház falán, ezek többnyire az épületek általános mozgásából adódnak. Viszont, ha 5 milliméternél nagyobb repedéseket látunk egy ingatlanon, az alapozási hibákra utal. Ilyen esetben mindenképpen kérjük ki statikus véleményét vásárlás előtt.
Felázás nyomai
Vízszigetelési problémákra utal, ha a lábazatnál a padlószintig felszivárgó vizet látunk. Ezt jelezheti még a pergő vakolat vagy a dohosodás is.
Kongó falak
Amennyiben a falat megkopogtatva kongó hangot hallunk, az arra utal, hogy a falak nincsenek hőszigetelve. Egy átlagos ingatlan falszerkezete 30-38 cm vastagságú, erre ideális esetben 10 cm szigetelés kerül, így ha 40-45 cm-es teljes falvastagságot mérünk, akkor biztosak lehetünk benne, hogy a fal szigetelése megfelelő.
Eltérő tetőtér hőmérséklet
Ha a tetőtérben hűvösebb (télen) vagy melegebb (nyáron) van, mint a ház többi részén, pedig egyformán fűtik, illetve hűtik mindkettőt, akkor a tető szigetelése nem megfelelő. Tetőproblémákra utalhat még, ha a hó a tető egyes részein olvad, máshol pedig megmarad, vagy ha penészfoltok láthatók a tető sarkaiban és zugaiban (beltérben). A tetőtérben is könnyen ellenőrizhetjük a falvastagságot az ablak mentén. A 30-35 cm-es vastagság jelzi az ideálisan szigetelt tetőt.
